Last August, the cove behind your neighbor's dock was a mudflat. The DQ sign near the Ace Hardware was a rumor. Bella Vista's dining room was still finding its footing under the last owners. If your weekend habits are still calibrated to that Lago Vista, you are running on old data.
The point of this post is small but worth saying out loud: the two things that shape daily life on this peninsula, the water and the Lohmans Ford commercial strip, both moved this summer. Not a little. Enough that a resident who has been here five years should redraw a couple of mental maps before Labor Day.
The lake is bigger than it has been since 2019
The headline number is 681. That is the elevation, in feet above mean sea level, that the Lower Colorado River Authority calls full pool on Lake Travis. In mid-July 2026, Lake Travis reached full pool for the first time since 2019, roughly seven years, after repeated rounds of heavy Hill Country rain sent floodwater down into the Highland Lakes. As of the last USACE reading on July 31, 2026, the pool was still sitting right at 681.08 feet.
For context, a real estate write-up published in mid-June 2026 had Lake Travis at approximately 670 feet above mean sea level, significantly improved from recent drought-era lows but still below its conservation pool level of 681 feet. Eleven feet in six weeks is not a slow trend. It is a shoreline that moved uphill while you were at work.
What that means practically is worth spelling out. For most of the last seven years, Lake Travis sat well below full, exposing sandbars, boat ramps left high and dry, and the low-water landmark locals call "Sometimes Island." As of mid-July 2026, those are underwater again, and the lake looks the way longtime boaters remember it. The Bar-K ramp is usable without the four-wheel-drive walk. Coves that were dry gravel are anchoring depth. If your kids learned to swim in a lake that felt like a canyon, they are about to meet a different lake.
One caveat that matters for August planning: when the pool pushed above 681, the LCRA opened Mansfield Dam floodgates, and while the Mansfield Dam floodgates are open, boating downstream is restricted, with the City of Austin closing Lake Austin, Lady Bird Lake, and the Colorado River below the dam to all watercraft, including kayaks and paddleboards. Downstream trips have been on pause. Upstream on Travis, the water is doing exactly what a full lake is supposed to do.
The Lohmans Ford anchor is getting a chain-scale upgrade
Look at where the daily errands actually happen on this peninsula. The 7708 Lohmans Ford Road address is doing a surprising amount of quiet work. Lowe's Market sits at that address as the town's grocery anchor, an Ace Hardware Family Center operates in Bldg F of the same complex, and Bella Vista Italian runs its dinner service out of another suite in the plaza. It is the closest thing Lago Vista has to a Main Street, and it is on a state highway.
That is the strip getting a Dairy Queen. The Mayfield family's plan is to open the Lago Vista location by May, with the new store landing at 7708 Lohman Ford Rd. The operator is not a first-time franchisee. The Mayfield family has been running Dairy Queen locations in and around the Austin area since 1949, and once the two new locations open there will be 16 Mayfield Dairy Queen locations in the Greater Austin area. The framing that matters for residents: this is a legacy operator picking Lago Vista as its 15th or 16th store, not a national chain testing a pin on a map.
The franchisee's own read on the market is telling. Robert Mayfield described Lago Vista as a nice little city that has gone from about 1,500 people to about 8,000. That is the demand signal a small town waits years to trigger, and it lines up with what other chains have already committed to. If you have watched the Cedar Park and Leander corridors fill in over the last five years, this is the same pattern arriving on the north shore, several years behind but on the same track.
Bella Vista, meanwhile, is worth a second look if you wrote it off before. The restaurant is under new ownership, and the owners, staff, and food have earned strong local praise, with staff and management described as very attentive. The catch is scheduling: it is dinner-only, Tuesday through Sunday, and reservations are wise on weekends.
Where the north shore is actually eating this month
If you are the household that patterns dinner around the lake view, the current top-of-list rotation reads differently than it did two summers ago. A few that consistently show up in local reviews:
- The Lighthouse Restaurant & Lounge and Copperhead Grill anchor the sit-down-with-a-view end of the peninsula.
- The Cedar Tree Mediterranean Grill & Café and Pick Thai cover the weeknight dinner slot without ceremony.
- Culinary Exp and Bella Vista are the reservation-worthy options for a Friday.
- Lago Vista Brewing works for a drink plus whatever food truck is parked that night.
- Anovski's Crepes and Drinks, The Taco Bar, The Burger Bar, Lakeside Subs, and Dave's Tacos cover the lunch and quick-bite map.
- The Island Bar and Grill leans into the lakefront-view play. Their own kitchen pitch reads as local owners serving creative dishes, craft cocktails, and pizza with lakefront views, which is a fair summary of what the north shore has always done well.
The list is longer than it was in 2023. The map is not centralized on one intersection anymore.
The weekly rhythm to reset for August
The community calendar had two big events this year that a lot of residents built their spring and summer around. Lago Fest hit Bar-K Park on Saturday, April 25, 2026, from 1:00 to 8:00 PM, free admission, with Cory Morrow as the 6:00 PM headliner. Lago Liberty Days ran July 3 and 4, with a Wings Over Lago aviation showcase at Rusty Allen Airport from 4:00 to 7:00 PM featuring historic aircraft and flyovers, the Firecracker 5K and 10K at Heather Park, the parade down Dawn Drive, and fireworks over the water at Bar-K.
Both are done for 2026. What that leaves for August is quieter and, honestly, better if you actually live here. The Lago Vista Farmers Market runs its Friday cadence at the Lago Vista Village Shopping Center on FM 1431 across from the middle school, which is the reset point most residents forget to put back on the calendar once school starts. The Lago Vista Public Library has been running Storytime programming through the summer, most recently a session with Ramblin' Rita on July 8 at 9:00 AM covering "Diggin' Dinos", and the pattern usually continues into the fall.
The through-line worth naming is what the city's own July 4th materials put well:
Gather your family, invite your friends, and come celebrate freedom, community, and the small-town spirit that makes Lago Vista so special.
That "small-town spirit" phrase is doing a lot of work in a summer when a chain DQ is landing and the lake is at full pool for the first time in seven years. The town is not a small town in the way it was in 2019. It is a small town on the other side of a real growth curve.
What August rewards if you actually pay attention
Three quick moves if you want to be the resident who is on top of the current shape of things:
- Take one boat trip or one shoreline walk before the end of August specifically to see coves that have been dry your whole time living here. That geography goes back into your mental map for good.
- Put the Farmers Market back into your Friday rhythm. Once September gets loud, the standing time slot disappears.
- Try Bella Vista under the new ownership, and give Copperhead or Lighthouse a Friday night this month while the lake is still doing what it is doing.
None of this is a real estate story on the surface. Underneath, it is exactly the kind of thing a longtime resident notices about their own town: the ground shifts, and the households that stay curious about their neighborhood tend to be the ones who make the best decisions when it is finally time to move up, downsize, or help family relocate here.
